Changes for sellers,
5~6% fee was shouldered split btwn buyer's and seller's agents.
Before
Paying both?
|
After
Now they only have to pay seller's agent
Although they still can pay for the buyers, which may lead to better offers
Now I only pay to you!
|
For buyers
No fee to agents and no mandatory contract with them
Before
Contract?
You don't need it
|
After
Must have contract with the agents and pay fee to them
Fee amount can be. negotiatable - so it can be flat fee or as little as 1.5% of the price
No contract?
No. Sign here!
|
For agents
Had incentive to increase the amount of the house price as total compensation was determined by it
Before
Seller, you're my (true) boss.
|
After
Now have a new incentive to reach out to the larger buyers as they pay fees too
This may create competition between buying agents and may lower the fee
Now I have to compete for the buyers!
|
Would it lower the fee of house transaction?

For the short term, NO. The buyers may have to pay 2.5~3% fee, so that agents can have similar income in total
